New high density housing development proposed for Pima Wash.

The former Quail Canyon Golf Course, located in Pima Wash, has been purchased by a California-based developer.  The developer plans to build 120 two-story homes and 7 three-story apartment buildings (total 210 units) on 30 acres of the 53 acre property.  The developer has already received approval from Pima County planning authorities. 

Many area residents and HOA’s oppose this development for several reasons.

The proposed development will be located inside Pima Wash, which starts in the Catalina Mountains and flows to the Rillito River.  The wash supports wildlife and provides for water run-off.

The Proposed Density is Too High.  The developer has not secured permission from the Arizona Department of Transportation to use Oracle Road (a state route) for egress/ingress to the proposed development. Residents in Oracle Foothills, Pima Hollow and Casa Blanca Villas, as well as residents on Rudasill Road between 1st and Oracle are opposed to the use of Rudasill to enter or exit this high-density development because it will create unsafe traffic conditions.

Potential road flooding.  Particularly during the annual monsoon season, Pima Wash floods, with water coming down from the Catalina mountains. As a result, flash floods occur in this section of Pima Wash even if it is not raining here.

Water Conservation.  Adding 330 new households will dramatically increase water usage (toilets, bathing, irrigation, swimming pools).   Arizona has been in drought conditions for many seasons and increasing the demand for water is unsustainable. 

Neighborhood – Quality of Life.  The neighborhoods adjacent to the proposed development are generally quiet and the roads (other than Rudasill Road) have little traffic. The existing homes that border the proposed development will have significantly reduced privacy due to the height of the proposed buildings, and the noise level will be greatly increased due to cars and alarms, leaf blowers used for landscaping, trash pickup, construction, light pollution and other human activity.
